(Up to 250 Sq Ft plan modification of a JLP Builders Home Design)


The three basic human physiological needs are Food, water, and shelter and at JLP Builders we happen to build luxury shelters. Preliminary Phase

• Initial Meeting / Site Visit / Flag home placement
• JLP Application & Pre-Qual worksheet
• Estimate request submitted / Design Center Preview
• Approved Price Presentation presented

Contract and Design Phase

  • Contract signed and Earnest money down.
  • $10,000 if contracted to build on a JLP Builders Lot
  • 2% of Sale Price if contracted on a Customers Lot 
  • Drafting & Building Site Engineering
  • Topo and tree Survey order 
  • Lot and Building Envelope stakes 
  • Site plan Completed 
  • Soil Samples taken 
  • Design Appointments (4) Two-hour appointments
  • Slab and frame Engineering

Pre-Construction Phase

• Submit plans and specification to Lender for appraisal
• Submit plans and Engineering to HOA/ACC for approval
• Close on Construction loan

Construction Phase

• Walk building envelope and discuss lot clear
• Pre-Construction Meeting
• Pre-Drywall Meeting
• New Home Demonstration Meeting
• Homeowner sign off Meeting
• Closing at Title Company and Keys handed over

Warranty Phase

• 1-year workmanship, 2-year mechanicals, and 10-year structural warranty package mailed out
• 6 months follow up phone call
• 1 Year Warranty Meeting
